What Happens to My Property Taxes When I Add Solar Panels?

Great news! Under the California tax code, any photovoltaic technology (i.e. solar panels) added to a home gets excluded during a property tax assessment. So while a system adds value to your home as a clean, money-saving addition, it isn’t increasing your property taxes. The system and all related components get a 100% exemption while dual-use equipment for solar-electric systems qualifies for the exclusion only to the extent of 75% of its value. Read More >

That being said, the fact that we can even see the clouds means that some sunlight is getting through, so your system will still produce some electricity. What is Solar Net Energy Metering (NEM)?

Net Energy Metering or NEM for short is arguably one of the greatest solar incentives available to California homeowners. Essentially it’s an energy exchange program where you receive credit for excess energy production that is fed back into the electrical grid. So, for example, if your system produces 1,000 kilowatt-hours (kWh) in a month, but you only consume 800 kWh, you’ll receive credit for the extra 200 kWh.

So when your panels aren’t producing (for instance at night) or aren’t producing as much energy (in the winter or on a cloudy day), you’re using these hard-earned electrical credits. You’re not selling your electricity to your utility (they’re not going to write you a check), but you’re also not spending extra money so your bills stay low. Recently the California Public Utilities Commission voted to make a few slight changes to the NEM program which you can read about here.

Are There Any State or Federal Solar Incentives Available?

Other than Net Metering, all of California’s state-level solar incentives have expired though that’s not to say there won’t be any new programs in the future.
